Anticc installs and replaces flat roofs across Chatham, the Medway towns and Kent using felt, EPDM rubber, fibreglass and liquid applied systems. We strip back to the deck so the timber underneath can be inspected and replaced where needed, rather than covering over an existing failed roof. Covering Over a Failed Flat Roof Buys You a Year
The quick version of this job is to lay a new covering straight over the old one. It looks finished, it costs less, and it hides whatever the deck underneath is doing.
If the timber below is soft or wet, the new covering fails early and you pay twice. Flat roofs also fail at the edges and the upstands more often than in the middle, which is exactly where a covering over job is weakest.
We Open It Up and Look
We take the old covering off and inspect the deck, the joists, the upstands and the outlets.
You get photos of what is underneath, so you can see the state of it yourself rather than taking our word for it.
Then we replace what needs replacing and set the falls properly so water actually runs to the outlet instead of sitting in a pond.

Systems We Fit
SHEET SYSTEMS
- EPDM rubber, laid in a single sheet on most domestic roofs so there are very few joins.
- Torch on felt, in modern multi layer systems rather than old single layer felt.
SEAMLESS SYSTEMS
- Fibreglass, formed in place with a seamless finish and a hard wearing surface.
- Liquid applied coatings, useful on complicated shapes and around awkward detailing.

Questions People Ask
How long should a flat roof last?
It depends on the system and on how well the edges and outlets were detailed. A properly installed modern system on a sound deck lasts far longer than the old felt roofs people remember. We will tell you what to expect from the system you choose.
Can you lay a new roof over the old one?
We do not recommend it and it is not how we work. Without stripping it back you cannot see the deck, and covering over a wet deck means paying for the job twice.
Which system is best for my roof?
It depends on the shape, the access, the detailing and whether anyone will walk on it. We will talk you through the options at the survey rather than pushing one system at everything.
Why does water sit in a puddle on my flat roof?
Because the falls are wrong or the outlet is blocked or badly placed. Standing water shortens the life of any system, so we correct the falls as part of the job.
Can you insulate it at the same time?
Yes. If the covering is coming off anyway it is the sensible time to upgrade to a warm roof build up. We will quote it as a separate line.
Is flat roof work guaranteed?
Yes. Ten years on workmanship and materials, insurance backed through the Confederation of Roofing Contractors.
