Damp Treated in the Wrong Place Comes Back

A damp patch on a wall does not tell you where the water came from. Rising damp, a leaking chimney, failed flashing, a blocked gutter and a cracked render can all leave the same mark in the same spot.


If someone treats the wall without finding the source, the wall dries out, looks fine for a while, and the problem returns. That is the story behind most of the damp jobs we get called to as the second firm on site.

We Look Up as Well as Down

We survey the outside of the building, including the roof by drone, and the inside where the damp is showing. We check the gutters and downpipes, the flashing and the chimney, the render and the pointing, the ground levels against the wall, and the existing damp course if there is one.


Then we tell you which of those is actually causing it. Sometimes it is the damp course. Often it is something above the wall entirely, and treating the wall would have been a waste of your money.

Common Damp Questions

  • Is it rising damp or is it the roof?

    It is often hard to tell from inside, because both can leave the same stain on the same wall. Rising damp usually stops at a fairly even height and shows a tide mark. Water from above tends to be worse after rain and higher up. We check both before saying which it is.

  • Do you charge to look at it?

    No. The survey is free, including the drone flight if the roof needs checking as part of it.

  • Will the damp come back?

    Not if the cause was dealt with rather than the symptom. That is the whole reason we diagnose first, and it is why the work is guaranteed for ten years.

  • How long does damp work take?

    A straightforward damp course and replaster is usually a few days. A full cellar tanking job takes longer and we will give you a timeline with the quote.

  • Do I need to move out?

    Usually not. It is dusty work in the room being treated, and we will tell you honestly what it will be like to live around before we start.
