This project details the full replacement of the roofline system at a residental property in Maidstone, Kent. The existing timber fascias and soffits showed significant signs of deterioration, including rot and peeling paint, which had compromised the integrity of the roof structure. This project involved the complete removal of all old materials and the installation of a new, durable, and maintenance-free UPVC roofline system.
Scope of Works
Safe Access: Appropriate access equipment was erected to ensure a safe working height.
Full Strip-Out: All existing timber fascia boards, soffits, and the old guttering system were completely removed and stripped back to the roof rafters.
Rafter Inspection: The exposed rafter ends were thoroughly inspected for any signs of rot or water damage. Minor repairs were undertaken as necessary to ensure a solid fixing point.
Eaves Protection: A new eaves protection system, including a breathable felt membrane, was installed. This runs under the existing roof tiles and into the new guttering, preventing water from getting behind the new fascia board and protecting the rafters.
Installation of New UPVC Roofline:
New high-quality, plain white UPVC soffit boards were fitted.
New 18mm white UPVC fascia boards were securely fixed directly to the rafter ends.
Ventilation strips were installed as required to ensure adequate airflow into the roof space, preventing condensation.
Guttering System Installation:
A new, high-capacity black UPVC round-line guttering system was installed with the correct fall to ensure efficient water drainage.
New downpipes were fitted and connected to the existing drainage points.
Finishing: Bird comb filler was fitted where necessary to prevent birds and pests from entering the roof space.
Site Clearance: All old materials and project-related debris were removed from the site, which was left clean and tidy upon completion.
Project Outcome
Upon completion, the property now has a robust, weather-proof, and maintenance-free roofline that has significantly enhanced its external appearance. The new system provides long-lasting protection against the elements, has eliminated the need for regular painting and repairs, and ensures rainwater is managed effectively, protecting the property's walls and foundations.
